The Board of Directors and residents have different views on what is acceptable to place out for collection by the community street and when. Therefore it has become necessary to establish a policy for the community in order to be more uniform and also to improve the appearance of the community.
1) County requirements for disposal of debris and garbage must be followed. You can find the guidelines and other important information on the Solid Waste Authority website: http://swa.org
2) Garbage containers cannot be placed out in view of the community until after 5:00pm the night before collection
3) Vegetation can be placed out for collection the prior day before collection but never any earlier. (Note: During the time of this notice vegetation is picked up on Fridays so Thursday is the earliest it can be visible to the community and placed out by the street for collection.)
4) Once collection has occurred it is the homeowners’ responsibility to have any remaining debris collected by the county or another resource so that the community does not have to continue to see the debris sitting by the street for several days.
Suggestions:
1) Make sure your landscaping maintenance company removes all clippings and debris from the community when they have completed their work.
2) Change your landscaping company day to mow and trim so that they perform their work the day before collection in the future so that the debris will be picked up the following day
3) If you know you will have excessive debris to collect, hire a company who will remove the debris once they are finished. This is for the hurricane season trimming of trees or major landscaping removal and replanting projects.
Enforcement:
The Board of Directors has established this Garbage and Vegetation Disposal Policy at its meeting held on Wednesday October 12, 2011. This policy is now in effect.
Should any homeowner/resident violate the policy, a fine will be imposed without notice for the first violation in the amount of $25.00.
If after the first day the violation continues a fine of $25.00 per day will be imposed until the violation is cured.
If a second violation of this policy occurs, a $50.00 fine will be imposed, and if the violation continues, $25.00 per day until the violation is cured.
If a third violation of this policy occurs the fine will be $100.00 for this violation and subsequent violations of the policy and $25.00 per day until the violation is cured.
The homeowner will be entitled to a hearing with the fining committee should you want to request to plead your case on why you did not comply with the policy.

We will hold our annual homeowners’ meeting at 6:30pm, December 14, 2011 at the Glades Rd Library (at the corner of Glades and 95th Ave). At this meeting we will discuss the past years’ budget and introduce this year’s budget.
Elections for the Board of Directors for 2012 will also be held at this meeting. Please make your vote count either in person or if necessary, by proxy. Proxy forms will be mailed to your homes 2 weeks prior to the meeting.
Any suggestions for the improvement of our community will be solicited at the meeting. Show your pride and participate in our HOA. Your property values depend on it!
