			<content:encoded><![CDATA[<p>The Board of Directors and residents have different views on what is acceptable to place out for collection by the community street and when. Therefore it has become necessary to establish a policy for the community in order to be more uniform and also to improve the appearance of the community.</p>
<p>1) County requirements for disposal of debris and garbage must be followed. You can find the guidelines and other important information on the Solid Waste Authority website: <a href="http://swa.org"><strong>http://swa.org</strong></a></p>
<p>2) Garbage containers cannot be placed out in view of the community until after 5:00pm the night before collection</p>
<p>3) Vegetation can be placed out for collection the prior day before collection but never any  earlier. (Note: During the time of this notice vegetation is picked up on Fridays so Thursday is the earliest it can be visible to the community and placed out by the street for collection.)</p>
<p>4) Once collection has occurred it is the homeowners’ responsibility to have any remaining debris collected by the county or another resource so that the community does not have to continue to see the debris sitting by the street for several days.</p>
<p><strong>Suggestions:</strong></p>
<p>1) Make sure your landscaping maintenance company removes all clippings and debris from the community when they have completed their work.</p>
<p>2) Change your landscaping company day to mow and trim so that they perform their work the day before collection in the future so that the debris will be picked up the following day</p>
<p>3) If you know you will have excessive debris to collect, hire a company who will remove the debris once they are finished. This is for the hurricane season trimming of trees or major landscaping removal and replanting projects.</p>
<p><strong>Enforcement:</strong></p>
<p>The Board of Directors has established this Garbage and Vegetation Disposal Policy at its meeting held on Wednesday October 12, 2011. <strong>This policy is now in effect.</strong></p>
<p>Should any homeowner/resident violate the policy, a fine will be imposed without notice for the first violation in the amount of $25.00. </p>
<p>If after the first day the violation continues a fine of $25.00 per day will be imposed until the violation is cured. </p>
<p>If a second violation of this policy occurs, a $50.00 fine will be imposed, and if the violation continues, $25.00 per day until the violation is cured. </p>
<p>If a third violation of this policy occurs the fine will be $100.00 for this violation and subsequent violations of the policy and $25.00 per day until the violation is cured. </p>
<p>The homeowner will be entitled to a hearing with the fining committee should you want to request to plead your case on why you did not comply with the policy.</p>

<p>What is Spyware?</p>
<p>The term &#8220;spyware&#8221; is broadly defined as any program that gets into your computer without permission and hides in the background while it makes unwanted changes to your user experience. Spyware is generally not designed to damage your computer. The damage it does is more a by-product of its main mission, which is to serve you targeted advertisements or make your browser display certain sites or search results. At present, most spyware targets only the Windows operating system (Internet Explorer).</p>
<p>To be fair, spyware can be harmless, for example tracking cookies don&#8217;t do much. While such things infringe on your privacy, they don&#8217;t really harm anything. Others, however, are extremely dangerous.</p>

			<content:encoded><![CDATA[<p>A vote was approved by the Boca Bay Board of Directors to take the initial actions for repairing our mailboxes.</p>
<p>Springs and flags for repairs to all Boca Bay mailboxes were purchased and paid for by our reserve HOA funds. This did NOT result in an additional assessment.</p>
<p>The spings and hinges were replaced on Saturday, 9/3.</p>
<p>If your mailbox is in need of additional repair and/or painting, you will be able to arrange for scheduling and payment directly with the Beautiful Mailbox Co. at 305-403-4820.</p>

<p>To do that, you need to create a budget and make sure you are saving enough money to what you agreed to pay. You may have to cut down your shopping expenses and eating out for quite some time. Whatever you earn should be used only for the essentials like bill, gas and groceries. </p>
<p>Minimize the use of your credit card. As much as possible, pay for items with cash. If you need to use your credit card, monitor how much you can only spend monthly so the money you already owe does not get any bigger. </p>
<p>If you have more than 4 credit cards, try cutting them down to only two. The ones which should go are the ones that have high interest rates and those that were less than 6 months old. </p>
<p>At the same time that you are paying off your debt, it will be a good idea to get a secured credit card to continue building up your credit history. This type of card is unique because you already have the funds in the bank and this will just be deducted every time this is swiped in a card terminal. </p>
<p>Since banks will not give you a loan when you need cash, join a credit union. </p>
<p>You will soon have a good credit rating if you are able to stick to the plan for the next few months or years. Remember, your payment history has the heaviest impact on your credit score. </p>
<p>Credit repair is being able to pay what you owe gradually is much better than filing for bankruptcy. This is because it will be on your credit for the next 10 years so why put yourself in that situation when you can do something to change it now. All it takes is some will power and guts to face it head on.</p>

Many homeowners and investors are taking this step right now, and even more are considering it. The term &#8220;walking away&#8221; makes it sound simple. Unfortunately, strategic default is anything but simple, and it is definitely not without risk. Many (but not all (i)) mortgages dictate that if you default and the bank does not receive the full amount owed, you are liable for the amount of the deficiency (shortfall). If the property is underwater, you can be certain that there WILL be a deficiency.</p>
<p>For example, say you walk away on a $200,000 mortgage balance and the bank forecloses. If it then sells the property for $125,000, you still owe $75,000 &#8211; and in many cases the bank could pursue you in a lawsuit for payment of this deficiency. The reality is that in the current real estate collapse such lawsuits do not appear to be happening very often, because the banks &#8211; and the courts &#8211; are so overwhelmed with underwater mortgage cases already. There simply is not enough bandwidth for banks to &#8220;go after&#8221; everyone who walks away. The Goal of Strategic Default If you choose strategic default, your goal is twofold: you want to dispose of the underwater property while at the same time protecting your other assets from being pursued by the bank to cover the deficiency. In this two part objective, walking away and disposing of the property is the easy part &#8211; whether it is a short sale, a deed in lieu of foreclosure, or a foreclosure, you CAN get rid of the property. The hard part is evaluating the risk to your other assets, and that is where you must clearly evaluate the entire situation you face.</p>
<p>While it is certainly possible that a snap decision to stop paying and walk away could work out in your favor, if you have other assets to worry about, it pays to be as careful and rational as you can in making the decision for strategic default. The Risk and Reward of Strategic Default Borrowers who choose strategic default are effectively making a bet on the willingness of the bank to sue them for deficiency. They are betting that the bank would rather get the bad loan off the books, get as much cash as they can to cover it, and then be done with the borrower. A well-prepared strategic defaulter is likely evaluating the decision on whether to make the bet based on a number of questions, including:</p>
<p>* How important is disposing of this property to my financial future? And to my emotional future? (If the situation is causing me major emotional distress, which it is for so many.)</p>
<p>* Do I have a lot of other assets, making me look like an attractive target for the bank to single out and pursue for a deficiency judgment?</p>
<p>* How big is the mortgage and how far underwater am I? i.e., does the size of the bank&#8217;s expected loss make me a &#8220;big fish&#8221; in their loan portfolio and worth pursuing for a deficiency judgment, or am I small enough not to be worth their time and legal expense?</p>
<p>* How bad is the real estate market in my area? Are the courts already so jammed with foreclosure and deficiency cases that the bank realizes it will be years and a lot of legal bills before they even have a chance to get a deficiency judgment against me?</p>
<p>* Can I make a good hardship case for why I am walking away, thus either convincing the bank to simply let me go, or at least making it realize that a sympathetic court is likely to rule in my favor against &#8220;the big bad bank&#8221; if they pursue me?</p>
<p>If you are wondering whether strategic default is appropriate for your underwater mortgage, you are right to be asking questions and getting a clear idea of what the risks are. There is no single answer regarding strategic default, but if you understand the risks you face, you can make the best decision for your unique situation.
